O software de tratamento do imagens http://www.crazybump.com para gerar os mapas Normal e Occlusion:
Pode-se usar as ferramentas do Unity para o uso o Normal e Oclusion Map, basta arrastar as imagens NRM/OCC para a variável normal/Oclusion map residente no material desejado do objeto, neste caso a parede da casa:

Unity 3D - Optimização na construção
Após “build” verificar este ficheiro para determinar quais os
objetos não estão otimizados, normalmente são as texturas que fazem aumentar o
tamanho do “build”.

No meu "cenário" atual, cheguei à conclusão que os objetos que foram importados da "asset store" e o uso do avatar na terceira pessoa aumenta os ficheiros de "build":
